Jfred, regarding house prices in California and Orange County and San Francisco in particular, there is a LOT of land in California and in Escondido for example, the climate is excellent, as it is in Orange Country.

I don't see why people wouldn't relocate to a better place.

I wouldn't want to be buying a house at current Orange County prices. It's a house of cards. They seem very expensive compared with other options, such as building a new house on an acre of the millions available [which are perhaps kept unavailable by myopic "town planners" and "environmental" wacos].
