Mish, Absolutely wish the best for you and your wife. Sometimes its too easy to be a bear, and to forget the pain and difficulty that many people are facing in today job market. That ARM sounds right for you, and you know I agree with your rate projections. I just did a refi on Monday, but I did the five year balloon. My mortgage is conservative, and I do not plan to stay in this house more than 3 or 4 more years. We both know that are many out there using the house to fuel consumption, and it will end badly. Good people are always in demand, so I'm sure your wife won't be looking for long. TH
