I have to disagree with your assessment. As nominal yields decline, so does the carrying cost of a property as mortgage rates decline.

His Father cited the rule in the 1930's when mortgage rates were 3%, even lower than at present.

Real estate contracts have always used a range of 8% to 12% as an appropriate rate for land rents regardless of the existing nominal rate. People often underestimate maintenance, depreciation and management costs - let alone property taxes, insurance and nominal interest rates.

U.S. weekly jobless claims fall 25,000
WASHINGTON (CBS.MW) -- Initial claims for state unemployment benefits fell by 25,000 to 315,000 in the week ended May 1, the Labor Department reported Thursday. This is the lowest level since the week ended Oct. 28, 2000.
