You- or anyone- have a handle on the South Florida real estate market? It doesn't seem to want to crack- is it just a function of higher rates, or do underlying demo trend "dilute" any downturn (snowbirds/retirees + foreignors- not an insignificant group keeping things going a while). I don't believe SoFlo is just 'any ol' hot housing market, given the underlying (somewhat strange mix) of buyers.

There is an adage in South Florida that the real estate never goes down (please no '20s stories, I know) it just flattens for a while, and then comes back..

Any experts out there want to share their ideas? tia
