A smart way to deal in real estate....

for the developer... to outright sell a project that its revenue has proven successful. sell it to the group that put together this concept....

or

for the investor (medium to small sized too) to place funds in quality properties, without the headaches of management, yet with the full benefits of real estate ownership... i.e. enjoy depreciation allowances AND capable of exchanging in/out of the project.

AND...

for those with a large equity out of an exchange, to place it in a sizable quality property(ies)...

one step above (if not many steps) the general/limited partership concept
