Very simple. Median figures and average sales prices do not tell you a thing about individual house prices. They are medians and averages, no more, no less. And every house is different--different decor, different floor plan, different level of improvements and upgrades--which all affect its market value to buyers.

Median means half of houses sold above the median point and half sold below. Don't expect more insight out of the numbers than standard statistical measurements can provide.
