indeed. (to the "obvious" part) and no, I make no assumptions, I refer to the record based on real events. the residential real estate industry is filled with lack of knowledge etc etc...

I agree the real estate industry has its fair share of doofus agents, but the reality is....these agents don't last long in the business. As for this type being in the "majority" (your word)... what a load of rubbish to borrow your words

doofus is a kind word... and agreed... they do not last long, yet... the supply of newly bred doofus (your word -g) is everlasting... indeed, a load of [endless supply of] rubbish.

If you can't be smart enough to shop around for an experienced agent who knows the market and has a proven record of getting things done efficiently for satisfied clients, then perhaps the problem is yours?

i do not need no steenking shopping around for no agent... when I buy, I buy real estate, I am not in the market to purchase people. The best thing an agent can do is get a listing for a valuable property, the next thing he/she can do is educate himself/herself as to the details of the property and know it inside out so questions can be answered.

i do not talk to Real-Trolls© for sport, I talk to them because they [would] have a listing on a property I have interest.

don't take it personal, read the first post again...

my contention with your statements is that you make the residential real estate participants (including the agents), knowledgeable and efficient, almost belonging to a dream world...

once again... such is far from the truth, you live in a self-created... er... 'bubble' -g. excuse me for exposing your mates, but I have countless of experiences with agents that could not figure out an amortization schedule, or worse, cannot make use of a simple HP12C... LOL !

the people who are successful in real estate do use THE FEW agents that are good and learned, but such does not make up the majority. come to think about it... I am surprised the requirements to become an agent (or broker) are far too easy...

on the other hand.... hmmmm perhaps it is made so by design... to serve a higher purpose, such as trial lawyers would have a fertile, law-suit filled world where people sue each other thanks to the '[mis]representations' or omissions by millions aided by the ever dutiful Igors, better known as Real-Trolls©...
