I mistyped 6% and I stand corrected. It is 3%, but still a good chunk. RE class + License cost would have been miniscule amount compare to the commission.

As far as quick buck by commission rebate: Ethnic brokers have a ready made market of Clients who are more than willing to do their own research and then go to them to split the commission. Brokers did zero work except to show up at the contract signing. I know one RE Agent who sold 24 houses just in one community within a year. So that is a quick buck :-) and yes he was a Software (or some) Engineer in his pre retired life.

BTW: Making a quick buck by some short termers is no indictment against the good work done by traditional RE Agents <gg>
