All builders bend rules in this regard. I am from the same area as you: Toll Brothers, Winchester Homes, Ryan Homes, Washington Homes don't really require the agent to be present during the registration period. After all it is just the registration card where you fill out the agent name by yourself and even if you did not do that to begin with... people have claimed innocence saying that they forgot to fill it. Builders also know it and there are occasions when the sales manager (and the project manager) have themselves suggested that such buyers could fill out another registration card. You see there are workaround <g/ng>

That was 2 years ago.. now maybe with new home sales being so hot things may have changed. For eg. Toll Brothers contract prohibits flipping a home. Buyer cannot sell for a period of 1 year after contract signing.

As far as taking RE class to pocket the commission - I was just wondering if that was a possibility. If so, I was rueing the fact that I missed that opportunity to save few grand. From your post it seems that I did not miss anything <g>.
