Many professional RE investors have been sued in my area for the practice known as flipping. I think this is what Sleepless is referring to, claiming you know nothing simply because you aren't a licensed pro doesn't protect you from liability in a case where the buyer decides you made too high a profit off their ignorance. Frankly I find it pretty obscene that people push such suits and the courts allow it, but unfortunately we live in a country where the public has decided that easy profit is illegal unless, of course, someone who isn't a pro receives it. Buyer beware is a defunct concept when it comes to homes.
