I am quite impressed with your ability to communicate. OTOH, I am unimpressed with your knowledge regarding liability and where it lies regardless if one has a real estate license or not. If you really feel that by merely sticking one's head in the sand provides more protection and flexibility as an investor, that investor may be in for a shock if the uneventful situation of litigation appears. You're missing the stripes, the flag is waving, I suggest you change your handle to XY ostrich...
