Real estate licensees are held to a higher level of disclosure than the general public.

One common example occurs when Mr.X buys a home and arranges to sell it for a higher price before the close of the first sale.

If Mr. X is a real estate licensee, they must disclose the second sale to the original seller and to the buyer. The seller and buyer may withdraw from the sale based on this disclosure. The general public are under no obligation to disclose this information to either buyer or seller.

Sellers must disclose all negative information about their property they know of or should have known given their level of expertise. Licensees or others with special expertise are held to a higher standard.
