also I wanted to point out the total sales listed on this newsletter.

From the 2000 period, 32 homes sold at peak in a 2 mos period (the same period of the 1.8mm sale)-

2001:Only 18 single-family homes changed hands during the November-December period, nearly a 44 percent drop from the 32 homes sold in the previous two months.

Now, here we are in the "mania", with no meaningful price appreciation and 18 single family homes selling for the Feb and March 2004 period. (according to the chart at the end of this newsletter).

So, we have stabilized at the volume level at 44% BELOW the 2000 peak.
