Yes, I meant exurban. Lot's of boomers out here. GenX-ers I know seem to be more concentrated in the city and denser suburban areas. They bought up the properties we sold when we went looking for more space and greener pastures.

When I first moved out here you had to drive at least 15 miles to see a movie or go to a decent restaurant, but all that has changed as the surrounding farmlands have strung up McMansions. Now places that used to be old style variety stores where the Valvoline was next to the Cheerios are selling gourmet groceries and offering goat cheese pizza instead of fried cheese steak sandwiches.

I could never understand the desire to buy beach front. The way I figure it, I can have a beach front house for as long as I want it for a fraction of the cost and not have the bother of living in an area with tourist traffic. And I get to switch up which beach I want to be looking at. You have to love the view in the last house I rented but I had zero desire to own it:

The house wasn't much but would sell for 800k. A 1200 square foot cement box costs 300k just to build in the US V.I.
