There are always individual opportunities within every market but in a boom everyone is looking for them so they are harder to find. Remember that half the houses are sold for less than the median and half for more, the data points can be quite far below the median (and quite high above it as well-obviously it is limited on the left side and almost unlimited on the right). Match your median earner up with a far less than median home and you have a sale, especially if they can augment the mortgage payments with an investment portion of the property.
