CR, a few numbers to compliment your numbers of RE in Orange county. I've been logging RE for sale inventory in Irvine, Orange county.

On 3/15/04 138 (lowest in 2004)
On 4/17/04 196
On 5/07/04 299
On 5/28/04 530
On 6/18/04 693
On 6/27/04 803

Last year:
On 6/11/03 299
On 9/28/03 390 (highest in 2003)
So far sales are brisk and inventory overhang is not felt, but multiple offers are history.

Do you interpret 22 business days as 4 weeks? Don't they sell houses 7 days a week?

With rate of sales slowing this inventory is getting close to 3 months worth of sales.
