I sent your post to a friend; one of the top RE agents in San Diego. Here is her response:

"Same thing is happening in San Diego. I predict prices start falling by September; the prices are already adjusting but not enough to get media attention. Damn, there goes the easy money!"

Same thing here in W.L.A. quite a few houses on the market and very few sales now.
