I went in to negotiate my rent yesterday, here's the results:

I wanted an option to get out of the lease because I'm going to have to buy this or next year due to a baby being due in September so they offered: 1) Month to month for $100 more, which was the worst deal. or 2) Sign a 1 year, I give them 60 days notice of when I want to leave, no out penalty and they will give me $300.

I'm guessing there isn't much pricing support in the rental market in my area...I'm probably paying too much ($1110 monthly in zip 60074)
