I remember late 80's early 90's the condo market was flat as a pancake for years, and there wasn't even much in the way of speculation back then.

Took a year to sell a south palm beach condo for $85,000.

yep, this is exactly what happened in the big texas land speculation in the mid-1980s. when the crack came, it lasted for more years than anyone could imagine. the catalyst that finally got housing moving again in texas was the north ridge/los angeles earthquake in 1994. texas looked cheap, and they just wanted to get out.
