<Shouldn't your friend get into real estate? >

Funny you should say that? With his junior broker salary, (you know he hasn't got out of the training stage yet so he is just straight salary, no built in commission base)........anyway he just bought a real nice pad. Got himself an interest only 5 year ballon payment loan for $300k. That is living fine in this part of the woods. Payments are only $1000 a month. He plans to flip it next year for a 100k profit. Being divorced and judged incapable of paying child support back in the WalMart days, he is now living large on his junior broker salary. In fact he just bought a new boat on easy credit this week and is planning on impressing his 23 year old girlfriend with some weekend 'tooling' around the lake. I wondered though why he hadn't furnished his house first instead of getting a boat? He privately confessed that he wasn't real sure if the broker job was going to pan out cause his phone wasn't ringing very often and others were mysteriously disappearing around the 1 year mark. But as soon as he hooks his first big fish customer he plans on buying some houses up for sale in his neighborhood, for rental properties. Says they are a bargain compared to the price he paid a few months ago.
