<That's $10,000 on a $40,000 down payment, a return of 25%.> I'm only putting down $5,000. So I'm going to get a 100% return!!!!! Now where did that $10,000 return end up since it never seems to hit my pocket? 200k x 5% ARM = $10k to the bank. And chunk up another $2k minimum to the property tax monster. Then next year I got to paint this pos, so out another $2k. Then next year the carpet needs replacing and the wife wants hardwood floors installed. Suck down another $3k. Then next year the water heater quits, followed closely by the air conditioner in summer and the heat in winter. I need the 5% appreciation just to break even in the end when its time to move to the retirement home. Prematurely of course from all the work I've had to do to maintain my investment.
