over the past 10-15 years, the older homes have been so heavily upgraded/improved/renovated/replaced on a limited amount of available land that this option of buying a small/old-fashioned/affordable home has almost disappeared.

You must be talking about my neighborhood, lol.

Yes I agree there has been extensive renovation and modernization in recent years. In our neighborhood of 200 homes, there always seems to be 3 or 4 house under improvement.

But I still say that people wanting the 4BR/3BA/2 car garage 3000 sq ft house before or as soon as they have their 1st child is a factor.
