I completely agree with that. A good agent is a worth the price. My last agent was the hardest working agent I ever engaged, and she was a discount agent. She needed the money, was hungry, and worked like a dog to make the sale a success, lining up both the seller and the buyer, which earned us both an even bigger discount. I hope I can find another like her.

There's a time and place for everything. In a hot market like we saw in Northern VA til just recently, FSBO homes sold great too.
But maybe in slower times, agents become far more integral to the sale.

I detest the commission rates and agree with an article I read recently that they are a tax on buyers and sellers.
The RE industry has done what many other large industries have done . They continually do whatever it takes to keep competition out. They protect their MLS system with a vengeance and attempt to earn on every piece of RE bought and sold. Regardless of customer need.

ON the other hand, if you plan to invest in various properties, a strong, service oriented agent can be a great asset to you in finding suitable properties.
As well as in selling them, if you find the need to do this with any regularity.

But to simply sell or buy a home, a not so often event for many, I 'd prefer to use a FSBO classified on -line and newspapers, and allow myself and the buyer to avoid the tax.

PS, I found a full service broker locally that agreed to 4 1/2 %. STilll way too high a cut.
