Man I can't believe the avg cash out was only 10K. With cashouts aren't there usually atleast 2K worth of expenses? Hardly seems worth it IMO...

EDIT this am's housing data didn't look to hot, should cool prices IMO

(Last year everyone knew about 20 people who re-financed their houses if they still lived in them. This year I can't think of a single individual I know who's re-financed. That's huge)

I agree from personal experience, but aren't the refi numbers still pretty high. How is that?
