Hello ACF Mike, <<Does this Kerry-esque inconsistency not trouble you?>>

No, because it is fun, and also one may be missing the crucial point if one concentrate on apparent inconsistency of facts and miss out on the harsh truth.

The fact remains and the truth is that a house sold in late 2001 cannot be purchased back at the same or lower prices. Whether it is 30 or 60% is actually not that important.

As to your point 3, you never mentioned where and what price, and so median will serve as a good proxy. Now perhaps you see why I believe context is everything.

Our discussion will not be relevant shortly, when the housing gets seriously underway.

I am looking forward to those six regional median housing indices that will supposedly be traded before the end of 2004. Imagine, we can short New England and go long on Florida & Arizona ;0)

Innovation is adorable.

Chugs, Jay
