A guy I know bought farmland back in 1982 for $1800 per acre, not to farm, but to rent out to farmers while he waited for development to come. This same acreage recently sold for $67,000 per acre, plus he collected the rental fees for 22 years, and property taxes were nil. A 37x

You forgot dividends, which I believe averaged at least 3% over that span. I reinvested all dividends during my hypothetical 44 years. I may have been a baby, but I wasn't born yesterday.
