Ron, thank you for the article. Equity financing has keep the consumer buying, and the economy humming since the fed started this insane interest rate reduction policy, all to support the US economic base in the aftermath of 911. There is never a "free lunch", and I think we are about to see a dramatic change in the dynamics of real estate values, equity markets and especially the bond market. The next 2 years should be challenging at best and "hellish" as most probable.
