<<My brother lives in San Diego, and appreciation there makes what we have here seem tame. Don't see how even upper middle class folks can afford much of a house anymore on the coasts, kind of sad...>>

Was going to just say I dont know much, but I do know a couple things.

A distant relative bought a city lot in Camarillo,Ca, for $100 k 2 years ago. Started building house ($30k for permits) and the lot alone is now worth $300k.

Acreage in this rural area near Ft Worth has tripled in price in last 7 years. I also got about ten e-mails per day day wanting to refinance this house. But it isnt even financed once yet- I just applied for a home equity loan but havent used it.
I blocked every one of those e-mails but it didn't stop them till 3 days ago. So I figure I finally hit the critical one, the one that was selling my address to all the others.

If we really knew something for sure, we wouldn't be on the thread, just out spending money as it rolls in.

Real estate is a huge part of the economy.
Buy the house, add a garage and storage shed, build fences, plant lawn and trees, get some pets, a mower for few $k, mow the grass and throw it away. Repeat next year after buying new plants and fertilizing things. Pay the vet bills and buy dog food.
Get lawn chairs and a Bbq , build a patio, and maybe add a pool. Dont forget the Christmas lights and halloween decorations.

I dont see an end to that stuff.
