I agree. Just to add perhaps three steps up and a stumble won't work anymore either since monetary policy was way too accomodative to start with. The fact that new home contruction up cycles never lasted more than 5 to 8 years up until this cycle we are in going on 12 years, vacancy rates are at very high historic levels and residential rental rates are dropping is much more telling..
