The downside of the recent increases in investor demand and home prices is that when investors decide to leave the housing market (as they always do at some point), demand growth will slow (indeed, the level of demand could decline) and supply growth will rise (as investors put their properties on the market). We may be seeing the beginning of this today – as unsold inventories in California have risen sharply in recent months and some builders and other housing observers have reported that there has been some recent price weakness in Las Vegas and in a few of the California markets.
