see, that's it -- credit continues to expand, but does nothing in the real economy -- watch it get crazier from here (more expansion that actually sees a net drop in real activity) -- then at some point lenders will blink. Then it gets really "fun."

I was having lunch with a bunch of old friends, all got real estate backgrounds or still in the business.

We were talking about how personal income in San Diego had been growing at 1.some % per annum while house prices had been growing at 20+ %.

but ...... don't worry .....

Stated income is rising as fast as needed to qualify for whatever you want to borrow. <gggggg>
