Buying "pre construction" that seems a function of a bank or being directly invested as a developer.

Your saying build then sell before you get the finals? So who's your customer if your not the developer selling out to a speculator. Or why build at all, just sell the land with approvals?

Your saying build and live the two years in the unit? That's still more or less speculation a function of a developer not a pure investor to my thinking. Could you elaborate?

What are you? Old fashioned? That's the way we used to do things. That's the way we built this nation.

And going up to our eyeballs in debt for the latest new toy is the way we will destroy it. The first wolf that comes along and try to blow your house down will succeed.
