The only time purchasing that I've ever considered appreciation was when I could sub divide or make improvements. That's why I'm stuck watching more than participating. I cant compete with those that have the faith that straight appreciation will save them. I'd rather make money with rents or improvements something that pencils out rather than pure speculation. I'll get my chance again, in time.
