if people are buying the new homes over "aged" homes. After 5 years they compete against new homes as their homes have now "aged". No matter how well they maintain the house (as in my orginal question), the house value is eroding. you only hope that the increase of land value will keep up (again under my scenario) and since people are buying the house and not the land...... Just interesting thats all. Thanks for your response. Since we didnt get any other responses my original posed question its unlikley that anyone else thinks that real estate purchasing rational has changed. I DO see it, but it may be localized to my area or just my brain.
