"Seasonal adjustment" of Existing Home Prices are the personal calculations of David Lereah, NAR's economist. You'd have to ask him what rules he decides to impose on himself. Personally, I'm skeptical. When I have spoken with him in the past, he has seen his job as a blend of information and promotion for NAR members. He previously played this role for the MBA (Mortgage Bankers Association). I view him as more of a Public Relations person than an economist.
