Well I wish your friend well. I can imagine being in the mortgage business the last few years must have felt like a license to print money. I hope he remembers that leverage = risk and consolidates in time. With the rapid price appreciation in the last few years I can see the lure. I wonder if he would change his approach if he knew that real estate would appreciate 1% per year for the next 10 years.
