Then you know about the horrendous problems getting permits in the area.
To build a new hotel on the headlands above Dana Point required the permission of 50 different Federal , State, and other regulatory agencies.
Water, sewer, power, access roads,freeway travel impact, environmental studies.
Beauty studies( no building on the skylines there), bug impact, frog impact, bird impact.

The advantage of course, it does keep out the riff-raff, the financially challenged, the common working person who is not a member of the Yacht Club or the Golf Club.
