I'm not sure how they offer these teaser ARM rates, but readjustment rates continue to ratchet up. One year Libor and CMT are set at the end of each month, and January showed another 17 bps increase in LIBOR and even more on 1CMT. There were a ton of new loans and ARMs taken out in 1Q, 2002, and 2004, that are subject to new rates.
