How's that: $125 million for 80 acres (800 homes)?

That's $156,250 per raw lot with another $100k for offsites (bringing in all the utilities, road, etc). I assume this portion of El Toro doesn't need much grading - if it does, the cost goes up rather quickly.

But without expensive grading or an expensive back haul project for utilities that's just $256k for the finished lot, $125k for a nicer Lennar structure, for a total of $381k or $420k if Lennar is to get their usual profit.

You could compare that pricing to the homes in the nearby Leisure World, where home are also 10 to the acre.
