It is probably only Blue counties of Blue state areas in bubble. It is localised and is probably less than 10% of whole US land area <vbg>. So technically Greenspan is correct. He has Bush's Red State v/s Blue State T-Shirt to prove that.

one area where RE is currently in the process of collapsing is the detroit suburbs.

mrs. ork has been a RE agent for 20 years. it's all she's ever done. her business sucks. she has listings that get virtually no shows, she has no buyers to work with, and she is telling me that I may have been right to spout gloom and doom the last few years.

however, outside of her industry, no one knows. the newspapers all talk about the strong economy and strong RE market. house sellers all think they should get top dollar for their houses, and they don't understand why their houses aren't selling. after all, everyone knows RE is a great investment.
