Tampa Bay Investors: Buy Real Estate Within Your IRA

Distribution Source : Market Wire

Date : Wednesday - February 23, 2005

TAMPA, FL -- (Market Wire - Feb 23, 2005) -- Independent Executive Management, LLC announced a partnership with Harborline Mortgage, Inc. to complete its full service Real Estate IRA solution for Tampa Bay investors. This solution, the first of its kind in Tampa Bay, will offer investors the ability to participate in recent real estate returns by purchasing investment real estate using their retirement accounts.

“So many investors are tired of watching their retirement accounts dwindle away from the lackluster performance of the stock market, while the value of their home and surrounding areas increase in the double digits,” said Marco Caporale, President and CEO of Independent Executive Management, LLC.

Investors have been searching for viable alternatives to the stock market for some time now. The interest in such a strategy has increased, not only because of the high and stable appreciation perceived with real estate, but also because of investor sentiment towards the scandals found within Corporate America.

“Harborline Mortgage, Inc. brings a great addition to our suite of services, since most of the returns our investors receive depend on the ability to purchase properties through the use of a mortgage,” said Caporale.

Although using your retirement account to purchase real estate does offer the potential for two to three times the annual appreciation of traditional stocks, it does come with a lot of regulations and severe penalties, if not correctly applied. In fact, Robert Michael Milton, CEO of Harborline Mortgage, Inc., stated that, “The rules for real estate investing and mortgages within retirement accounts are so strict, that we felt a relationship with Independent Executive Management, LLC was a necessary pre-requisite for us to begin offering a product for this market.”

That's interesting. As I understand it, an agent can't list a house without a broker, so the terminology is off, it is actually a marketplace for brokers. No realtor can independently make the decision to participate, at least under the law in my state, regardless of the hunger the agent is experiencing.

$795 a pop to get a reduced-commission listing doesn't seem that great a deal to me if you are the broker ... after you list the house you are still going to have to market it and split the commission with the realtor who sells it. Maybe if the selling realtor agrees to take it as a charge against his/her commission.

And high end properties aren't going to be a big part of this service's customer base.
