These boom bust cycles where assets go from extreme undervaluation to extreme overvaluation shows yet again that human nature does not change despite all our technology.

The supply of greater fools is almost limitless near tops.

First she called and asked for my opinion and second I told her: you'll hate me if you didn't buy and RE would just plow higher.

For the last two years most people who bought first time or moved up did so at least partially because they expected to make money fast.

I remember when a good friend of mine bought into the Nazdaq bubble in autumn of 1999, and I cringed but kept my mouth shut. She was being advised by her day trader bro-in-law who'd been doing extraordinarily well for the past three years. In 2000, he lost everything he had and nearly lost his marriage as well, having to take a regular job again. I never asked my friend how much she lost of her foray at the top (let sleeping dogs lie...).
