Any problems we have are going to be associated with all the investors (whom there are too many of) trying to sell their properties at the same time IMHO.
I have deliberately tried not to sell to investors and some have threatened to sue me believe it or not.
I have a non inspection clause in my contract(people want to buy without inspecting the property and I make them sign a clause that they are relying on somebody else's word or vision when buying) and I am thinking of adding a "you can't sell for one year after closing clause"
Lucklily only about 10 percent of our sales have been to speculators.
What we are experiencing is kind of similar to the stock market run up in 2000. Everyone wants to get on the train.
Question is when will the train stop?? <gg>
