The debt cleansing in the S&L bust affected primarily businesses (banks etc). I do not know a single individual that was directly affected

Most people today obviously think that way because either they were too young to be affected or have done so well lately that in the overall picture it was just a blip kind of like the 1987 stock market crash in a 25 year chart. Focusing again on Texas and their record foreclosure rates even today I bet most people their remember and that has held back speculation from occuring like in Vegas and other bubble markets. I've corresponded with investors in Houston and Dallas and they have a very cautious and ultraconservative outlook on the future of home appreciation. Most in California, NYC and Florida expect double digits till they retire and cash in their chips..lol
