What is most interesting is foreclosures and bankruptcies are at record levels already in much of the midwest where there is no housing bubble. It is obvious the cash out refis have delayed the inevitable in coastal bubble markets. Hard to see where the market has started to discount this yet from looking at the charts of many large mortgage lenders though Fannie Mae break below $60 recently is a start.
