Ok so? My renter whos always behind on payment, but fixes things without pestering me, is moving out. He just got into a $255,000 house. And he was constantly trying to find a way to offset a mere $790 in rent owed. Zero down, 7 year arm.

Had bad credit when he moved in 4 years ago, but seemed honest and needed a home for his kids. A very direct likable honest individual who I thought wouldn't beat the hell out of my house. But still Bad credit report. Which I doubt has been solved.

There is some research.
