Not as many good deals in Austin though I think it is as good as a medium sized affordable city in which to live in as any these days. Those P/E of three deals always look tempting like the Houston condos for long term investment. Houston for me seems to have the best mix of warm weather, high growth, lots of inexpensive inventory at a fraction of replacement cost with great cash flow and direct flights to SoFla. This monsterous 5 year old Austin house is probably about $425K in my area and the only two story over 2k sf less than 5 years old I could find under $125k. Metro Houston has hundreds in that range which is just incredible considering how low interest rates are and how high costs of brand new construction are now.
