It was more of a steady water torture type downturn in the Florida condo market from oversupply, tax law changes making real estate less favorable and the realization that condos as an inflation hedge were so 1970's. Anyone who lived through the Texas collapse which started in 1985 could comment further but from what I've found out it appeared to be much more out of control than Florida from a supply perspective and collapsed much faster and harder. Perhaps Elroy J could comment on California which collapsed almost immediately in 1990 with no prior warning even though interest rates had just begun a long term downtrend. Great Book on the subject 'Timing the Real Estate Market' by Robert Campbell. This time seems to be much less broad but much more intense, even more overvalued and with the same oversupply in certain property types in various markets
