Neo, re: 1) Lots of For Rent signs on apartments with move in specials (half month free, or $$$ off first month type of thing) and 2) Rent prices have fallen WAY behind house values. Same thing is true here (Florida). If (when) interest rates go up, the pool of folks that can afford a home will go down and the pool of folks that need to rent will go up. I expect we're about to see that. I really worry about the people who got into the RE market recently, and are highly leveraged. They will get massacred. John
