a friend of mine that has a million dollar loan on his house that is variable and he has seen his payment go up 30% in the last 8 months.

That must be something new - in this brave new world of ours. (Almost) every piece of RE I ever bought, I financed using adjustable loans, starting in 1979. But, as I recall, there always were caps on those (possible) increases - which also could be applied only once a year.

Month to month adjustments, esp. with generous caps - or none at all - imo, would be just about certain to cause trouble.
